Modern Student Housing in Midtown Atlanta

Nestled in the vibrant Home Park neighborhood of Atlanta, this three-story gem is perfectly located near Georgia Tech, SCAD, and Georgia State University, making it an ideal choice for student housing. RIAANS DESIGNS client is an Investor, demolishing old houses built in the 1940’s, and reconstructing a 5-person, student house for rent.

Riaan says that “Build inspiration is drawn from thinking on Student’s and what their needs are to ensure safe, comfortable, years of study and learning”. Our thoughtfully designed home features five spacious bedrooms, each equipped with its own dedicated desk space for comfortable studying, and a private bathroom for ultimate convenience and privacy. This setup ensures that every student has a personal retreat to focus on their studies and relax after a long day.

Safety and convenience are paramount, which is why this home includes off-street parking. This feature not only provides a secure place for vehicles but also adds an extra layer of convenience for busy student life.

We demolished the existing house and rebuilt it on the original footprint. Older homes are smaller, hence the Architect designing upwards of 3 levels. We required sufficient on-site parking for 3 vehicles, with two vehicles parking in the street along with the other residents in the surrounding high rises in the area.

Riaan says that “I approach the student house design and build as if it were my kids living on the property and consider all the benefits, I would want them to be surrounded by. If not within walking distance to campus, then easy access to public transportation, or parking on site for safety reasons.”

Riaan specifies that “I’ve had the privilege of constructing a variety of projects, each with its unique challenges. However, few compared to the joy of building a student house designed specifically for cooperative living. This project allowed me to merge my passion for construction with a deep appreciation for community building.”

The open communal area of the house, with living room and kitchen, is where students gather for meals, study sessions, or just to unwind. The home is now beautifully decorated, and amenities like the laundry room and bike storage area cater to the needs of modern students.
The five student bedrooms were designed to each include a study area, walk-in-closet, and a decently sized bathroom, offering privacy and personal space per student.
