Modern Student Living in Midtown Atlanta

Located in Atlanta’s Home Park neighborhood, this three-story student home is ideally situated near Georgia Tech, SCAD, and Georgia State University. Developed for an investor, RIAANS DESIGNS demolished a 1940s house and rebuilt a modern five-bedroom rental tailored for student living.

Designed with student needs in mind, each of the five spacious bedrooms includes a private bathroom and a dedicated study area, creating the ideal balance of privacy and focus. The open concept living room and kitchen offer a welcoming space for roommates to cook, study, and relax together.

Parking in Midtown can be a challenge, so we made sure to include off-street parking for three vehicles, with two cars parking in the street along with the residents from the surrounding high-rises. Thoughtful details like a laundry room and bike storage make daily life easier.

“I build student housing as if my own kids were living there,” says Riaan. “Comfort, safety, and convenience always come first.” The result? A home students love—and a rental property the owner is proud of. He adds, “This is more than just housing; it’s a home for growth, learning, and lifelong memories."
